What recertification is
Older buildings in South Florida must be periodically inspected and certified as structurally and electrically safe. Miami-Dade and Broward counties have run recertification programs for decades, and since 2022 Florida also requires milestone structural inspections for condominium and cooperative buildings of a certain height and age. Which program applies, at what age, and how often, depends on the county, the building's location and its construction. Requirements have changed more than once in recent years, so we confirm the current rules for your specific building before we start.

Notice review and scope
We read the notice you received, confirm the applicable program and deadline, and tell you what the inspection will involve.
Structural and electrical inspection
Visual inspection of the structure and, where required, the electrical system, with photographs and, if warranted, testing of concrete, post-tensioned elements or steel.
Report to the building department
A signed and sealed report in the format the county expects, filed on your behalf and explained to your board in plain language.
Repair design and follow-through
If repairs are required we design them, help you bid them, inspect the work and close the recertification with the building official.
